We carry out an initial review of the site constraints and development proposals, and advise on potential natural lighting effects, enhancement opportunities and the most appropriate approach to support the planning application and meet the client's requirements.
Assessments are based on detailed numerical modelling studies and apply the industry standard BRE guidelines (BR 209, Site Layout Planning for Daylight and Sunlight – A Guide to Good Practice).
At early stages in design development, an initial massing studies can identify potential mitigation requirements to alleviate impacts on surrounding dwellings and highlight particular design considerations to ensure good internal daylight and sunlight amenity. We work closely with the design team to develop the scheme. As the design progresses the detail can be developed to optimise window sizes and balcony configurations, for internal daylight. We also help enhance the amenity value of leisure spaces.
A sample of the graphical illustration for potential daylighting at massing stage is presented opposite.
We can also provide preliminary advice on potential rights of light issues. We fully recognise the strategic issues, and associated risks, and have therefore partnered with a leading independent rights of light expert to provide our clients with the best possible service covering both the common law and the planning aspects of daylighting.
We have extensive experience of EIA scoping and reporting. Our reports summarise the conditions in a clear and concise manner, using graphical illustrations wherever possible.
